Contracts Manager | Luxury Multi-Residential | Multiple Sites

Randstad is partnering with a highly respected client specialising in luxury apartment developments, with a proven track record of delivering high-quality residential and mixed-use projects. With a strong pipeline of projects underway, they are seeking an experienced Contracts Manager to join their Brisbane team.

The Opportunity

Reporting to senior leadership, you will take ownership of the contractual and commercial delivery of a major apartment development. You will oversee the full contract life cycle, including procurement, subcontractor management, variations, claims, cost control, risk management and commercial reporting, while providing leadership to the Contracts Administration team.

Key Responsibilities

Lead the contractual and commercial delivery of a large-scale residential apartment development, ensuring strong project outcomes.

Manage procurement, subcontract negotiations, contract administration and subcontractor performance.

Oversee variations, progress claims, contractual correspondence, claims and commercial risk.

Monitor project costs, budgets, forecasting and financial reporting.

Lead, mentor and support Contracts Administrators, fostering a high-performing commercial team.

Work closely with project leadership, consultants, subcontractors and key stakeholders to ensure successful project delivery.

Experience Required

Extensive experience as a Contracts Manager, Senior Contracts Administrator or similar within the construction industry.

Proven experience delivering large-scale residential apartment, high-rise or mixed-use developments.

Strong knowledge of construction contracts, procurement, subcontractor management and commercial risk.

Demonstrated experience managing major subcontract packages and head contract obligations on large-scale projects.

Degree qualified in Construction Management, Quantity Surveying, Commerce or equivalent experience.

Excellent negotiation, communication, leadership and stakeholder management skills.
